Which Genie Models This Applies To

Genie doesn’t manufacture its own door panels, which means a “Genie” garage door is a Genie opener mounted on a door built by someone else, commonly Clopay, Amarr, or Wayne Dalton. So the seal you need isn’t determined by the Genie name on the opener: it’s determined by the retainer profile on the bottom of the door itself. The good news is that’s easy to identify. Run your fingers along the bottom edge and you’ll find either a T-shaped channel cut into the rubber (T-end), a round bead that presses into a grooved aluminum track (bead-end), or a U-shaped strip that slides over a lip.

The compatibility gotcha is the bead diameter. Most Van Nuys homes built between 1995 and 2020 have doors with a 0.18-inch bead. Some commercial-style doors use 0.25-inch. If you order the wrong diameter online, the seal either won’t press in or falls right back out. We measure before we quote, and we photograph the retainer so you can see exactly what you have. For Genie openers on residential doors, OEM-branded seals are fine, but aftermarket seals from ActionFlex or M-D Building Products perform identically at 30-40% less.   • Daylight under the door. The seal has compressed, torn, or pulled away from the retainer. Even a half-inch gap leaks enough air to spike a July AC bill.
  • A chalky, brittle texture. Van Nuys heat plus zero humidity dries rubber faster than coastal air ever will. Once the seal stops flexing and starts flaking, it’s finished.
  • Mice, crickets, or roaches in the garage. Rodents squeeze through gaps you’d swear are impossible. If you see droppings along the baseboard, check the seal corners first.
